1 – What is a bad lease?
This typically happens when a renter does not have a neutral 3rd party’s opinion about the true condition of the property to be rented as well as its neighborhood

2 – How will my order be delivered?
Your order will be delivered via a link to a google drive folder or using we-share file transfer. Depending on the size of the file, it may also be in a zipped folder. You will receive a link to either of these options at the email address you provided us.

3 – Can I request same day service?
Due to the number of requests we receive as well as scheduling requirements, same day service is near impossible. However, we can accommodate expedited 24hr service for a fee.

4 – Should I schedule my preview with Luvanex first or schedule the tour with apartment first?
It is always best you schedule the tour with us first then call the apartment to align the tour date with the confirmed appointment date we gave you. This will give you and us, adequate time to plan as well as help you avoid rush fees.

5 – What does Luvanex require from me to get the process started?
We require full details of the apartment or property you wish for us to tour on your behalf. We also require the name of the contact person you are working with

6 – Can I get a discount if I refer a relative or friend?
Absolutely, if you are referring a friend or paying for 3 or more viewings, you will be entitled to a 10% rebate. Contact us on previews@luvanexgroup.com to claim the rebate once signed up

7 – If I no longer wish to proceed with the property due to the pictures and videos Luvanex sends me, will you assist me in locating another apartment?
Absolutely, we are a fully licensed real estate firm so we should be able to help you locate another rental property, if it is not an apartment but much rather a condo, townhome or single family residence.

8 – Is the service fee refundable?
The service fee is non refundable due to the possible loss of clientele once we block off a calendar day and time for your appointment.

9 – What differentiates this service from a regular apartment locator service?
An apartment locator service only performs services in the presence of their client. They shop for apartments with the client or help them find one. Our services are performed in the absence of our clients and are a convenient option, created to give an independent opinion of value before signing a lease.

10 – Can Luvanex finish up the lease process on my behalf?
Unfortunately, we are not authorized by law to sign leases or enter into agreements on behalf of our clients. We present the relevant facts that should be enough to help you make an informed decision.
